The Short Answer
In 2025, the broader Kansas City metro averaged about 37 days on market, with homes typically selling around 2% below list price (Heartland MLS). Within Overland Park, velocity varies significantly by side of I-435 and by price tier. Well-priced, well-prepared homes in strong school zones consistently outperform — often selling in 7-14 days.
"How fast is the market?" is one of the most common questions clients ask — whether they're getting ready to list, or trying to figure out how aggressively they need to make an offer. Here's the current read using 2025 Heartland MLS data.
The headline numbers
Two stats matter for understanding market velocity: days on market (how long it takes a typical home to go from listed to under contract) and sale-to-list price ratio (how far above or below the asking price homes actually close at).
For the broader Kansas City metro in 2025:
- Average days on market: ~37 days
- Average sale price: ~2% below list price
Those numbers describe a healthy, balanced market — not the buyer-frenzy of 2021-2022, not the buyer's-market caution of certain pockets in late 2023. Inventory has loosened slightly from the post-COVID lows, but homes that are priced right and presented well continue to move quickly.
Inside Overland Park — North vs South of I-435
Overland Park doesn't behave as one market. The split at Interstate 435 is meaningful for buyers and sellers alike. Here's what 2025 looked like across each half:
North of I-435
South of I-435
Source: Heartland MLS, 2025 residential sales.
The South side has more volume (1,594 vs 999 sales) and higher median pricing. Both halves move at roughly the metro pace on average — but the variance within each is significant. Inside both markets, certain price tiers and school zones move dramatically faster than others.
What actually drives speed
For sellers, three factors more or less determine how fast your home will sell:
- Pricing. The single biggest variable. Homes priced 3-5% above market take meaningfully longer to sell — and often end up below the price they would have gotten if priced correctly from the start.
- Preparation. Staging, professional photography, decluttering, minor repairs — all measurably affect time on market. Well-prepared homes routinely sell in 7-14 days; under-prepared homes can sit for 60+.
- Location specifics. Within Overland Park, the strongest school zones (well-regarded Blue Valley elementaries especially) consistently see the fastest movement. Adjacent neighborhoods can show very different velocity.
What it means for you
If you're selling: Don't price aspirationally. The 37-day metro average masks a wide distribution. Properly priced, well-prepared listings in OP frequently sell within two weeks. Overpriced or under-prepared homes can take three months. The first 14 days on market matter disproportionately.
If you're buying: Pace your search according to the velocity of your target neighborhood and price tier. For a $500K Blue Valley-zoned home in good condition, expect to compete and decide quickly. For a higher-tier or distinctive home, you may have more time to think.
The data shifts quarter to quarter — I'll keep updating this post with fresh numbers as the year progresses. If you want a custom read on a specific street, neighborhood, or price tier, that's exactly the kind of analysis I do for clients.
